Plan Change 21 - Parkburn Quarry, Cromwell
Submissions for Plan Change 21 (PC21) have now closed. Council is now summarising submissions.
Plan Change 21 (PC21) is a Private Plan Change request by Fulton Hogan Limited to rezone a 118ha of land at Parkburn Quarry, providing for the future use of the site, post quarrying activities. The site adjoins the existing Pisa Moorings residential area and the proposal is to rehabilitate and rezone the site for urban development.
Proposed Residential Zoning
- 81.15ha of land to be rezoned Residential Resource Area (Low-Density Residential as per PC19);
- 10.09ha of land to be rezoned Residential Resource Area (Medium-Density Residential as per PC19)
Proposed Business and Industrial Resource Area
- 4.72ha of land to be rezoned to Business Resource Area (3);
- 2.32ha of land to be rezoned Industrial Resource Area (2);
- 22.28ha of land to be rezoned to Industrial Resource Area (3)
Proposed changes to Business and Industrial Resource Area Provisions
The proposed PC21 adopts the provisions of proposed Plan Change 19 in terms of Low and Medium Density Zoning and includes amendments to the Business and Industrial Zones that will specifically apply to the Parkburn Site.
The proposal creates a new Business Resource Area (3). The new zone will provide for convenience retail and limited travellers accommodation. PC21 proposes two new Industrial Resource Area zones – Industrial Resource Area (2) and Industrial Resource Area (3). The proposed Industrial Resource Area (2) and Industrial Resource Area (3) reflect the existing yard-based industrial activity on the site. The provisions also limit the location, site coverage and nature of activity within these two zones and activity near Lake Dunstan or Parkburn Stream.
